I rarely hung out with my housemates... We'd chat in the kitchen or living room, but we rarely did anything together.

With my current housemate, who is one of my best friends, we watch tv, sometimes, but it's rare. Usually we're doing our own thing. 

You have unrealistic expectactions because you're in love with him. 

And sure, he could be a better friend even when he has a bf, but some people become consumed by their relationships. Doesn't mean he doesn't consider you his friend, just that he has someone else occupying all of his headspace. 

However, any way you slice this, you need to move out. This is not healthy for you!
